    According to a Nov. 9 report from the Las Cruces Association of Realtors, the average combined sales price of the 166 new and existing homes, townhomes and condominiums sold in October hit $205,516. That’s a $7,941, or 4 percent, increase over September’s average price of $197,575; and an $11,097, or 5.7 percent, increase over the $194,419 average sales price posted in October 2017.

    Of the 166 homes sold during October, nine were new construction and carried an average price of $238,735, or $126.77 per square foot. Another 144 sales were of existing, single-family free-standing homes that sold for an average of $209,324, or $104.39 per square foot. Townhomes accounted for nine additional sales with an average price of $134,278 and $99.55 per square foot. Rounding out the total were four condominiums that sold for an average of $122,500 and $110.21 per square foot.

    Las Cruces-area Realtors sold a total of 1,782 new and existing homes, townhomes and condominiums through the first 10 months of this year, outpacing last year’s 10-month total of 1,572 sales by 210 units, or 13.4 percent. Local Realtors need only close 107 more sales in November and December to surpass the 1,888 sales recorded in 2017, which was the second most productive sales year since 2006 when a record 2,303 sales were recorded.
