    LAS CRUCES – The number of new and existing homes sold for $250,000 and above in February rose significantly over the number of higher-end homes sold in January, according to statistics pulled from the archives of Las Cruces Association of Realtors on March 14.

    Nineteen of the new and existing homes, townhomes and condominiums sold in February carried sales prices of $250,000, or more, representing 17.9 percent of all sales. That’s a 72 percent increase over the 10.4 percent of overall sales closed at or above $250,000 in January.

    Overall, local Realtors sold a total of 106 new and existing homes in February, which is an increase of 2-units over the 104-units sold in January. The 13 new homes sold during the second month of the year represented just over 12 percent of all sales and generated average and median sales prices of $180,175 and $157,220, respectively. The median price is where half sold for more and half sold for less. The 93 existing-homes sold during the month carried average and median prices of $181,809 and $159,000.

    The 212 sales of new and existing homes booked during January and February of this year outpaced last year’s two-month total of 167-units by 45 sales, or just under 27 percent. During the same year-over-year period, this year’s combined average price for all homes sold was $174,996, which was a $10,667, or 6.5 percent, increase over last year’s combined average price of $164,329.

    As has been the case over the better part of the past year, home sales and prices continue to trend upward. Let’s hope the trend continues.
